KNOW ALL MEN BY THESE PRESENTS: That we, Al Payton and Doris Payton, his wife, owners and proprietors of the following described property situate
in the County of Hennepin, State of Minnesota, to -wit: That part of the South Three Hundred Twelve and Forty-eight Hundredths (312.48) Feet of
the North One Thousand Two Hundred Forty-nine and Ninety-two Hundredths (1249.92) Feet of the vilest Six Hundred Sixty (660) Feet of the Southwest
Quarter (SW 1/4) of Section Thirty (30), Township Twenty-eight (28), Range Twenty-four (24), County of Hennepin, State of Minnesota, according to
the United States Government survey thereof described as follows, to -wit: All that part thereof lying East of a line drawn north and South paral-
lel to and distant Two Hundred Thirty (230) Feet West of the East line of said premises first above described subject to that portion of said
premises hereby conveyed taken in condemnation proceedings for public street for Brittany Road; the grantor hereby reserves a perpetual right-of-
way over and along the following described portion of said premises hereby conveyed, to -wit: A strip of land Eighteen (18) Feet in width, the
South line of which is parallel to and distant Ninety-eight (98) Feet North of the South boundary line of the premises first above described and
extending from Brittany Road West to the West line of the property hereby conveyed for use for ingress and egress from said Brittany Road to and
from the premises immediately West of' the premises hereby conveyed and for use in locating operating and maintaining sewer, gas, electric and
other utility facilities over and along and under the same, as shown in Document Number 571668 Files of the Registrar of Titles$ have caused the
same to be surveyed and platted as PAYTON COURT and do hereby donate and dedicate to the public for the public use forever the Road as shown on
the annexed plat. Also subject to the drainage and utility easements as shown on the annexed plat. In witness whereof we have hereunto set our
