KNOW ALL MEN BY THESE PRESENTS: That Pinewood Partners of Edina, a Minnesota general partnership, fee owner of the followi
described property situated in the County of Hennepin, State of Minnesota, to wit:
Lot 3, in Block 3, "EDENMOOR, HENNEPIN COUNTY, MINNESOTA" and Lot 2, in Block 3, "EDENMOOR, HENNEPIN COUNTY, MINNESOTA
except the West 50 feet of said Lot 2, and except that part of said Lot 2 lying east of said West 50 feet described as
follows:
Beginning at a point in the South line of said lot, distant.40.5 feet East of the Southwest corner thereof; the
East along the South line of said lot to the Westerly line of Edenmoor Street, as platted in said Plat of
Edenmoor; thence Northerly along the Westerly line of said street to a point therein distant 13 feet Southerly,
measured along said street line, from the Southwesterly corner of Lot 3 in said Block and Addition; thence
Westerly to a point in the East line of the West 40.5 feet of said Lot 2, distant 15 feet North of the point of
beginning,; thence South 15 feet to the point of beginning.
And that part of vacated Edenmoor Street (dedicated as Willson Drive on the plat of "EDENMOOR, HENNEPIN COUNTY,
MINNESOTA") lying west of the southerly extension of the east line of Lot 3, Block 3, "EDENMOOR, HENNEPIN COUNTY,
MINNESOTA", according to the recorded plat thereof.
And Lot 1, Block 3, "EDENMOOR, HENNEPIN COUNTY, MINNESOTA" according to the recorded plat thereof.
And the West 50 feet of Lot 2, Block 3, "EDENMOOR, HENNEPIN COUNTY, MINNESOTA" according to the recorded plat thereof,
except that part described as follows:
Beginning at the Northwesterly corner of Lot 16, Block 2, Richmond Hills 2nd Addition; thence Northerly along t
Northerly extension of the Westerly line of said Lot 16, a distance of 10 feet; thence Easterly to a point in t
East line of the West 40.5 feet of said Lot 2, distant 15 feet North of the South line of said Lot 2; thence So
along the said East line 15 feet to the South line of said Lot 2: thence West along the South line of said Lot
to the point of beginning.
Also, except that part of said West 50 feet described as follows:
Beginning at a point in the South line of said lot, distant 40.5 feet East of the Southwest Corner thereof; then e
East along the South line of said lot to the Westerly line of Edenmoor Street, as platted in said Plat of
Edenmoor; thence Northerly along the Westerly line of said street to a point therein distant 13 feet Southerly,
measured along said street line, from the Southwesterly corner of Lot 3 in said Block and Addition; thence
Westerly to a point in the East line of the West 40.5 feet of said Lot 2, distant 15 feet North of the point of
beginning; thence South 15 feet to the point of beginning.
Have caused the same to be surveyed and platted as PINEWOOD and do hereby donate and dedicate to the public use forever the
highway, the Trail and the drainage and utility easements as shown on the plat.
In witness whereof said Pinewood Partners of Edina, a Minnesota general partnership, has caused these presents to be signed
its partners: (1) H. Swenson Development Co., a Minnesota Corporation which has caused these presents to be signed by Hary
