WITNESSETH, That the said parties of the first part, in consideration of the
sum of One Dollar
to them in hand paid by the said party of the second part, the receipt whereof
is hereby acknowledged, do hereby Grant, Bargain, Sell, and Convey unto the said
party of the second part, its successors and assigns, Forever, all the tract or
parcel of land lying and being in the County of Hennepin and State of
Minnesota, described as follows, to -wit: ;-
The South 110 feet of the North 150 feet of the West 91
feet of Lot Nine (9), Warden Acres, Hennepin County,
Minn., according to the map or plat thereof on file and
of record in the office of the Register of Deeds-in ftA
for Hennepin County, Minnesota.

TO HAVE AND TO HOLD THE SAME, Together with all the hereditaments' an4
appurtenances thereunto belonging, or in aromnse appertaining, to the said party of
the second part, its successors and assigns, Forever. And the said
Ellen Mabel Fridlund and Victor Fridlund
parties of the first part, for their heirs, executors and a, nis ators� do
covenant with the said party o the second part, its successors and assigns, that
they _� well seized in fee of the lands and premises aforesaid, and have
good right to sell and convey the same in manner and form aforesaid, and that the
same are free from all incumbrances,
And the above bargained and granted lands and premises, in the quiet and peaceable
possession of the said party of the second part, its successors and assigns, against
all persons lawfully claiming or to claim the whole or any part thereof, subject to
incumbrances, if any, hereinbefore mentioned, the said parties of the first part will
Warrant and Defend.
