E,cy � � � �' c� �C R+ P Recording Fee $2.00 o ro 40 August 8, 1972 Mr. Warren Hyde Village of Edina 4801 West 50th Street Edina, Minnesota 55424 Re: First Edina National Bank Dear Warren: The First Edina National Bank, as you know, is also purchasing the property just west of the Post Office and north of West 49 -1/2 Street from Russell T. Lund and George Kruse. In examining the title to that property, it was determined that a .3' strip along the west side of the property had previously been conveyed to the Village of Edina. This is the property which was subject to the park and library restriction. This strip ownership in the Village was created by the platting of the properties north and west of the present bank building subsequent to the park and library conveyances to the Village; the platting and conveyances did not tie in exactly leaving the .3' strip owned by the Village within the Lund - Kruse lot. To correct this title problem, it will be necessary for the Village to give a quit claim deed to the Lund -Kruse lot. Such a deed has been requested by the Bank. I see no difficulty in granting this deed since the area is so small and since it was created by an error in surveying. I have; therefore, prepared and enclose herewith three copies of the necessary deed. You will note it reserves to the Village all of its existing easements over the property. tr 'AV °.
