purposes dated July 17, 1972 from Richard E. Kremer and Betty V.
Kremer pertaining to the westerly portion of proposed Lincoln Drive
adjacent to the plat of Londonderry.
This has been filed as document No- 39611 77.

of the County of Hennepin
and State of Minnesota, parties of the first part, and the Village
of Edina, a municipal corporation organized under the laws of the
State of Minnesota, party of the second part;
WITNESSETH, That the said parties of the first part, in
consideration of One and No /100 Dollars ($1.00), to them in hand
paid by the said party of the second part, the receipt whereof is
hereby acknowledged, do Grant, Bargain, Sell, Convey, and Warrant
to said party of the second part an Easement in perpetuity for
public road purposes, in, under, and over the following described
property situate in the County of Hennepin and State of Minnesota,
to -wit.
That part of the Southwest Quarter of the Northwest
Quarter of Section 31, Township 117, Range 21,
Hennepin County, Minnesota described as beginning
at the Southwest corner of the plat of Londonderry;
thence Northerly along the Westerly line of Londonderry
to the Northwest corner of the plat of Londonderry;
thence Westerly, deflecting to the left 133003146 ",
a distance of 41.06 feet; thence Southwesterly deflect-
ing to the left 4605611411, a distance of 121.96 feet;
thence Southerly along a tangential curve to the left,
said curve'having a radius of 304.70 feet and a central
angle of 65000' an arc distance of 345.67 feet; thence
Southeasterly and tangent to said curve to the left a
distance of 81.27 feet; thence Southerly along a tan-
gential curve to the right, said curve having a radius
of 230.78 feet and a central angle of 21042127" an
arc distance of 87.44 feet; thence Southerly and tan-
gent to said curve to the right a distance of 58.84
feet to the South line of the Southwest Quarter of the
Northwest Quarter of Section 31; thence Easterly along
said South line, a distance of 44.99 feet to thePpgint
