KENNETH and JEAN MARIE KENNETH husband and wife, of the County of Hennepin and State of Minnesota, parties of the first part, and WATSON EGAN, INC.___ . a corporation under the laws of the State 'of Minnesota, party of the second part, WITNESSETH, That the said parties of the first part, in consideration of the sum of One Dollar and other good and valuable consideration, to them in hand paid by the said party ofthe'second part, the receipt whereof is hereby acknowledged, do hereby Grant, Bargain, Sell and Convey unto the said party.of the second part, its successors and assigns, Forever, all the tract or parcel of land lying and being in the County of Hennepin and State of Minnesota, described as follows, to -wit: An easement for private roadway purposes over and across the East 30 feet of the following described tract: That part of the following described tract in Government Lot 7, Section 28, Town- ship 11.7, Range 21, lying West of a line running South parallel with the East line of said Government Lot 7, from a point on the North line of said Government Lot 7, distant 845 feet West of the Northeast corner thereof to the North westerly right - of -way line of U. S. Highway No. 169, said tract described as commencing at a point on the North line of said Government Lot 7 distant 845 feet West of the Northeast corner thereof; thence South parallel to the East line of said Government Lot 7 a distance of 708 feet to the point of beginning; thence South parallel to said East line 190 feet; thence West parallel to the North line of said Government Lot 7 to the West line thereof; thence South to the Southwest corner of said Government Lot 7; thence East along the South line thereof to the Northwesterly right -of -way line of U. S. Highway No. 169; thence Northeasterly along said Northwesterly right -of- way line to its intersection with a line drawn East, parallel to the North line of said Government Lot 7, from the point of beginning; thence West to the point of beginning, This easement is granted for the exclusive benefit of the heretofore described tract and the following described tract: That part of Government Lot 7, Section 28, Township 117, Range 21, described as follows: Commencing at a point on North line of said Lot 7 distant 845.00 feet West of Northeast corner of said Lot; thence South parallel with East line of said Lot 7 a distance of 898 feet; thence West parallel with'North line of said Lot 7 to West line of said Lot; thence North along West line of said Lot 7 to Northwest corner thereof; thence East along North line of said Lot 7 a distance of 477.5 feet more or less to place of beginning. The cost of maintenance of said,private roadway shall be borne in equal one -half shares by the owners of each of the tracts herein described. TO HAVE AND TO HOLD THE SAME, Together with all the hereditaments and appurtenances thereunto belonging or in anywise appertaining, to the said party of the second part, its successors and assigns, Forever. And the said parties of the first part, for themselves and their heirs, executors and administrators, do covenant with the said party of the second part, its successors and assigns, that it has not made, done, executed or suffered any act or thing whatsoever whereby the above described premises or any part thereof, now or at any time hereafter, shall or may be imperiled, charged or incumbered in any manner whatsoever ................. . . ... . ........ � . ........... 0..........
