THIS INSTRUMENT, made this day of , 1996, by
and between Steven C. Williams and Priscilla Williams, Husband and Wife, of the
County of Hennepin and State of Minnesota, parties of the first part, and the City of
Edina, a municipal corporation organized under the laws of the State of Minnesota,
party of the second part;
WITNESSETH, that the said parties of the first part, in consideration of One and
No /100 Dollars ($1.00), to them in hand paid by the said party of the second part, the
receipt whereof is hereby acknowledged, do grant, bargain, sell, convey, and warrant to
said party of the second part an Easement in perpetuity for public road purposes, in,
under, and over the following described property situate in the County of Hennepin and
State of Minnesota, to wit:
#5015 W. 70th Street - Property Description:
That part of the following described tract lying North of the South 599.75 feet
thereof: The East 20 acres of that part of Lot 1, Section 9, Township 116, Range
21, lying between the South 10 rods thereof and the center line of the road known
ws Dahill Rood or Seventi::tl: Street, according to the governumant survey thereof;
except that part taken by the State of Minnesota per document No. 1372183.
Easement Description:
Easement for Roadway described as beginning at the southwest corner of said
described parcel; thence on an assumed bearing of North 89 degrees 26 minutes
48 seconds East along the south line of said parcel 9.37 feet; thence
northeasterly a distance of 315.26 feet along a nontangential curve, concave to
the southeast with a radius of 453.50 feet, a central angle of 39 degrees 49
minutes 48 seconds and a chord bearing of North 36 degrees 39 minutes 22
seconds East, to the northwesterly line of said parcel; thence southwesterly
along the northwesterly line of said parcel 325.46 feet to the point of beginning.
Easement parcel contains 3122 S.F.
