EASEMENT FOR UTILITY PURPOSES
THIS INSTRUMENT. made this 26 day of
2006, by and between Benjamin L. Knoll and Andrea V. Knoll, husband and�wife of the
County of Hennepin, State of Minnesota (hereinafter called the "Owners ") whose
address is 4601 Arden Avenue, and the City of Edina, a municipal corporation
organized under the laws of the State of Minnesota, party of the second part ( "Edina "):
WITNESSETH, that the said parties of the first part, in consideration of
One and No /100 Dollars ($1.00), to them in hand paid by the said party of the second
part, the receipt whereof is hereby acknowledged, do grant, bargain, sell, convey and
warrant to said party of the second part an easement in perpetuity for utility purposes
in, under, and over the following described property (the "Property ") situate in the
County of Hennepin and State of Minnesota, to -wit:
A permanent easement for Utility Purposes is described as follows:
That part of Lot 1, Block 11, including adjacent % of Bridge Street Vacation,
"Country Club District - Fairway Section, Hennepin County, Minnesota ",
according to the recorded plat thereof Hennepin County, Minnesota. Said
easement is described as the north 10 feet of said Lot 1, Block 11 including
adjacent % of Bridge Street Vacation.

It is the intention and agreement of the parties hereto that the party of the second part shall
pay all costs of construction of the utilities including, without limitation, the costs of
restoration of any irrigation, sod, vegetation or tree replacement, and pavement
replacement that is disturbed in conjunction with said construction and from Edina's
maintenance, repair, and replacement of the utilities and from future construction of such
utilities.
IN WITNESS WHEREOF, the said parties of the first part have hereunto set their hands
